How to restore a mid-century house in Colorado
Start with the roof plane, the brick, and the ground. Resist the kitchen that wants to be a showroom.

A mid-century modern house on the Front Range is usually a ranch, a split-level, or a low organic-modern volume from the late 1940s through the 1970s. Restoring one is less about period wallpaper and more about keeping the building’s horizontal idea intact while the roof, brick, and mechanical systems are brought back to work.
What should you restore first?
Water, structure, and envelope. A beautiful original kitchen on a leaking slab is not a restoration. ArcSalt begins with a fabric survey: what is original, what has been wrapped, where moisture is traveling, which walls are bearing. Only then do the rooms get drawings.
Keep the roof as a plane
Mid-century houses in Golden and Denver often fail at the eave: a fascia wrapped in vinyl, a gutter that fights the line, a pop-top that turns a ranch into a two-story afterthought. If you need volume, add it as a secondary wing or a garden room, not as a new house sitting on the old one.
Brick, block, and the urge to stucco
Roman brick, slump block, and painted block are the local mid-century masonry. They can be cleaned, repointed, and locally patched. Stucco over sound brick is usually a way of hiding a problem you have not named. Custom block, if you add a screen or a garden wall, should course with the original — not arrive as a catalog pattern from another climate.
The house already knows how to sit on this ground. Restoration is the work of not talking over it.
Landscape is part of the restoration
A Kentucky bluegrass apron around a 1958 ranch is a later idea. Native grasses, yucca, sandstone, and a decomposed-granite court will do more for the architecture — and for water — than a new front door. Lighting should graze masonry and wash the eave, not flood the foothills.
When the builder is already on site
If a crew is already in the house, the useful ask is still specific: a window schedule, a brick repair, or a second reading of an addition before it is framed. Restoration is that reading — what stays, what is opened, and what is never touched.
